A commercial roof in Abuja is not a duplex with a longer name. Offices, shops, warehouses, and mixed-use buildings keep people underneath while the covering is touched. The gutter is often the roof that matters. A tank, a sign, or a fan curb is often the hole. And the plot is not the same in Garki as it is on outer industrial ground, where a yard exists, or in Central Area, where it usually does not.
Micheletti Construction reviews these requests. This page does not name a tenant, a ministry, or a shed, and it does not show a finished commercial roof as our work. The national note on commercial roofing covers Lagos and Ibadan as well. This page is only the FCT.
Offices, including Central Area
Central Area and the office streets in Wuse are roofs full of plant. Outdoor units, vents, cable trays, and sign supports each punch the sheet or the deck. The drip shows on a ceiling tile in a room that is still staffed. You may get a Sunday, or the hour before opening. You rarely get a week with the floor empty. Write the hours. A quote that assumes a vacant hall will not match an office that must open on Monday.
Security is part of access, not a story about a particular building. A pass, a loading bay, and a rule against scaffold on the frontage change the day. Say who signs the work in, and whether the roof is common to several tenants. One company’s stain on a shared roof is a permission problem. Describe it. Do not send us a street address for the building as if it were our office. No street address is published here.
Shops in Garki and Wuse
Garki shops often sit in front of an older house, or along a party wall, with a gutter nobody quite owns. Wuse shops and small offices add fittings: a tank, a sign, a cable through a sheet. In both places the pavement is not a yard. Old sheets cannot be stacked where customers walk. The leak that wets the entrance is urgent for trade and still not a promise that someone is already driving.
Say whether the shutter can stay down, and for how long. A Saturday morning is a different scope from a shop that never closes. If the flat above the shop leaks and the shop does not, say which ceiling. Mixed-use on one plot is two roofs until you show they are one.
Jabi and other mixed-use blocks
Jabi is where a newer block often puts a deck over the stair or the parking and a sheet over the floors above, or a shop podium under offices. The leak at that joint is cement that cracked, not a missing tile in a showroom. Apartments and offices share the roof. Say who can authorise work above the top floor: you, a manager, or neither yet.
A mixed-use building in another district can have the same joint. Name the district. Do not file a Jabi podium as a Garki bungalow, and do not file a house in Maitama as commercial because a consultant works from a study. Commercial here means the public is under the roof, or stock is, or both.
Warehouses, sheds, and outer industrial ground
Outer industrial ground is the other Abuja. A shed or a warehouse usually has a yard, a longer span, and a gutter that must take the whole slope in the city’s one wet season. Harmattan dust sits in that gutter all through the dry months. The first storms do not need a new hole to wet the floor. They need an outlet that was left full of fines. If the leak was only that first afternoon, say so. If every rain in the wet season enters along a daylight panel or an end lap, the path is in the sheet.
Daylight panels age, yellow, and crack where the plastic no longer moves with the metal. If they are the drip, say “the panel,” not “the entire roof.” One bay replaced after a storm, beside original bays, is normal. Replacing every bay because one failed is not automatic. Describe the bays. A hand in a photograph, pointing, is enough.
Sheet length and the gate matter here the way they matter for houses in Kubwa and Lugbe, except the span is longer and the goods under it cannot always move. Say whether racking, vehicles, or stored material sit in the bay you need to open. This page does not invent a rate per square metre, and it does not claim a measured rainfall for any industrial layout. The season is the one on the Abuja hub: dry and dusty, then one wet season.
Checklist
- Office, shop, warehouse or shed, or mixed-use. Say which, and the district.
- Central Area, Wuse, Garki, Jabi, or outer industrial ground. Another FCT place can be typed on the form.
- Hours the building can be empty, if it ever can.
- Yard, or no place to stack sheets except the street.
- Penetrations: plant, sign, tank, fan, daylight panel.
- Shared roof or party-wall gutter, and who may approve the work.
- First storm after the dry months, or every rain in the wet season.
| Building | What usually decides the quote |
|---|---|
| Central Area or Wuse office | Plant on the roof, and hours the floor stays staffed |
| Garki shop | A gutter on a party wall, and nowhere to stack old sheets |
| Jabi mixed-use | The joint between deck and sheet, and who owns the common roof |
| Outer shed or warehouse | Span, yard, daylight panels, and a gutter full of dry-season dust |
What this page will not do
It will not list clients or show a gallery. It will not print a phone number or a naira price. It will not call a house in Asokoro a commercial roof because the plot is large. Houses stay on the district pages. Water already inside is Abuja roof leak repair. A parapet that hides a low slope is hidden roofs.
Choose commercial or industrial on the form, Abuja as the city, and the neighbourhood you actually use. Micheletti Construction follows up the way you ask. The request is not sold to another contractor.
