A roof repair is the right conversation when the covering still has strength and the failure is local. In practice that means a lap that has opened, a line of fasteners that have pulled, a ridge cap that no longer covers the joint, or a valley that has collected grit and then overflowed. It is the wrong conversation when the sheet is perforated across a whole slope, the purlins have sagged, or the “repair” would be the fourth layer of sealant on the same spot.

What they need from you is enough to tell a local failure from a roof that is finished: the city, the neighbourhood, whether water is in a room now, and photographs if you can take them without climbing a wet slope.
What usually fails, and what usually does not
On metal roofs the sheet itself is often still sound when the fixing is not. A fastener that was driven too hard cracks the washer. A fastener that was too short misses the purlin and stands in the sheet like a loose rivet. Wind then works the hole wider. Side laps that were not stitched, or that were stitched with the wrong screw, open under driving rain and let water run sideways until it finds a joint in the ceiling. People then chase the stain, not the lap.
Ridges and hips fail more quietly. The cap lifts, the foam or mortar underneath cracks, and rain enters along the high point, which is the last place a householder looks. Valleys fail the other way: they are the low point, they fill with leaves, Harmattan dust, or the sand that comes off a neighbouring site, and the next hard rain jumps the valley onto the ceiling.
Concrete roofs are a different repair. A crack in a deck, a blocked outlet, or a parapet that has no drip is not fixed by a sheet screw. That work is described on the waterproofing page, and mixing the two in one sentence is how money gets spent on the wrong material.
Lagos, Abuja, and Ibadan are not the same repair
In Lagos the wet season is long. The state environment ministry, briefing NiMet’s 2024 outlook, put the long-term average near 1,721 millimetres and the 2024 prediction higher, with rain expected from early April into early December. A repair that is only a smear of bitumen in March can be asked to survive most of a year of wetting and drying. Coastal humidity is high — Nigeria’s Third National Communication, as cited by the World Bank climate profile, puts the annual mean near Lagos around 88 percent — so a galvanized washer that has already lost its coating does not get a dry holiday in which to “settle.”
Abuja’s repair calendar is sharper. The central belt, in that same national profile, has a single rainy season roughly from April to September and a dry season from December to March influenced by the Harmattan. Dust sits in laps and gutters through the dry months. The first serious storms do not create a new hole so much as they wash that dust into a joint that was already open. A repair quote in Kubwa or Gwarinpa in February is often about preparing for that first rain, not about a ceiling that is dripping today.
Ibadan sits between those patterns: a south-western double peak, with a lighter spell around August and a second pulse later in the year. A 2012 household survey across the city’s local governments found corrugated iron on 69 percent of the roofs in the sample. Many repair requests there are about an old sheet that has been patched beside a newer extension, so the leak is at the junction, not in the middle of either roof.
What to send with the request
Photograph the ceiling stain and the nearest slope if you can see it from a balcony, a neighbour’s window, or the ground. Note which room, which storey, and whether the stain grows only during rain or also on the following day. Say if anyone has already spread bitumen, cement, or a towel of nylon. Those earlier attempts change what a repair can honestly be.
Say how the building is reached. A duplex in Magodo with a scaffold already on site is a different repair from a three-storey house in Surulere with no place to stand a ladder off the street. Access and height move the work; they are not a reason for this page to invent a naira figure.
If the sheet flakes red across most of its length, or your hand would go through it, ask for a replacement quote instead of insisting on a repair. A repair that cannot outlast the next rainy season is not a saving.
