An inspection is for the moment before you spend money, and for the moment after something has already gone wrong and you cannot tell how far it has gone. Buyers use it. Owners use it before the rains. Facility managers use it after a storm when the ceiling stain is new and the sheet, from the ground, still looks continuous. It is a structured look and a written view of what a quote should cover. It is not a government certificate, not a land-registry search, and not a star rating of the house.
Requests for an inspection go to Micheletti Construction through the same form as a repair. Choose “not sure — need an inspection” if you do not yet know the trade, or choose the problem that is closest and say in the notes that you want the roof looked at before any work is agreed. The follow-up uses the phone, email, or WhatsApp details you provide. Micheletti Construction’s WhatsApp is +234 803 667 9688. This site does not add a second number of its own.
When an inspection earns its time
Before you buy, a single dry-season visit will not show you a lap that only opens under wind-driven rain. It can still show you rust-through, tired fasteners, a valley full of debris, a parapet with no upstand, a deck that ponds, and a ceiling that has been painted over a stain. In Lagos, ask for that look with the length of the wet season in mind. The state environment ministry’s 2024 NiMet briefing put cessation in the first week of December and a long-term rainfall average near 1,721 millimetres. A house that “did not leak in January” has not been tested.
In Abuja, inspect before the onset window. NiMet’s 2025 outlook, reported by Punch, put the start of rains over central states including the FCT in April and May, after a dry season the national climate profile associates with Harmattan from about December to March. Gutters packed with dust, and fasteners standing proud, are easier to see in that dry period than during the first storm, when everyone is suddenly busy.
In Ibadan, the useful inspection is often of an older corrugated roof beside a newer wing. A 2012 household survey found corrugated iron on 69 percent of roofs in its city sample. The joint between that roof and an extension is a better place to spend ten minutes than the middle of a sound sheet. The second rainfall peak means an August visit that finds everything dry is not the end of the test.
What the look covers
From a safe place, an inspection is interested in the covering, the fastenings, the ridges and hips, the valleys and gutters, the penetrations, the parapet and flashing lines, and the underside if the ceiling void can be reached without destroying it. It is interested in sagging, daylight through the sheet, and any previous coating of bitumen that will have to be removed.
It is not interested in inventing a remaining life in years. “This sheet is finished” is a fair sentence when a finger would go through it. “This sheet has eleven years left” is a brochure. You will not get the second sentence from this site.
Photographs you take yourself do not replace a visit, but they make the first reply sharper. Take the stain, the gutter outlet, the ridge if you can see it from a higher window, and any place the sheet changes material. Do not walk a fragile or wet roof to get a closer frame. Say if the only access is a ladder you do not own. Access is part of the inspection, not an afterthought.
For an Abuja inspection before the rains, start with the Abuja hub for the season, then the district page if the house is in Gwarinpa, Maitama, Asokoro, Wuse, Garki, Jabi, Kubwa, Lugbe, or Lokogoma. A parapet that hides the slope is hidden roofs. An active drip is Abuja roof leak repair.
After a storm, and before a repair
If sheets have lifted, start with the storm-damage guide and mark the timing as emergency when the building is open to weather or people are at risk. An inspection in that case is a rapid look to decide what must be made watertight and what can wait, not a leisurely survey.
If the storm has passed and you are choosing between repair and replacement, the inspection is the comparison. A local lap failure and a slope that has lost its coating are different recommendations. The person reading the form cannot see that difference from the single word “leak.” The notes field exists for it.
Buyers should tell the seller, or the agent, that someone will need access, and they should say on the form whose name should be used at the gate. A locked estate in Lekki, a ministry quarter in Garki, or a compound in Bodija can refuse a visit that was not introduced. That refusal wastes the request. Put the access condition in the first message.
What an inspection is not
It is not a structural appraisal of the whole building, though a visibly bent purlin or a cracked parapet will be mentioned because it affects the roof. It is not a test of indoor air, and it is not a legal opinion on whether the building was approved. It does not come with a badge number this page would have to invent.
It is also not free of judgment. If the photographs already show a hole you can see the sky through, the follow-up may say the next step is a repair or a replacement quote rather than a separate inspection visit. You still choose whether to proceed. Micheletti Construction does the work it agrees. It does not sell the visit to another firm.
If you want the inspection before the rains and you are writing in the middle of them, say that. A look during rain can find an active path that a dry visit would miss, and it can also be less safe. The timing step is where you tell the truth about which of those you need.
