An Abuja leak has a season. Dust sits in the gutters through the dry months. The first storms of the single wet season find outlets that were never opened. A ceiling that marks on that afternoon may be a blocked downpipe. A ceiling that marks in every rain after that is a path: a lap, a fastener, a valley, or a parapet that holds water. The repair is different. The form should say which one you have.

Three Abuja leaks that get mixed up
The overflow. Harmattan fines, leaves, and site sand fill a gutter. The first hard rain jumps the gutter and wets a wall or a ceiling at the edge of a room. The sheet can be intact. Clearing the outlet and giving the gutter a fall is the work, if later rains stay outside. The Abuja hub is where that dry-season-then-rain pattern is described. Do not treat one overflow as proof the whole slope is finished.
The path through the covering. Water arrives whenever it rains in the wet months, often away from the hole, because it runs along a purlin before it drops. Fasteners with split caps, an open side lap, a ridge that has lifted, a pipe flashed in cement: these are the usual entries on metal. Read how to find a leak for the safe tracing. This page adds the Abuja timing: “every rain” means something different from “the first rain only.”
The held water. Parapets, box gutters, and concrete decks do not throw rain off. They store it until an outlet works. A stain at the top of a wall, a damp soffit under a terrace, a stair that drips though the main sheet looks new: start at the upstand and the outlet. That job is waterproofing and, when the slope is hidden behind the parapet, hidden roofs. Screwing a new cap on the ridge will not empty a pond.
What to record in the first hour
Stay off a wet sheet. Note the room, whether the mark grows during rain or the next morning, and whether this is the first storm after the dry months. Photograph the stain and, from a window or the compound, the gutter outlet and any pipe or tank above that room. If water is near a light, isolate that circuit only if you can reach the board without standing in water.
Do not spread bitumen on a wet lap. It will not bond, and it hides the path. Do not punch a random hole in the ceiling. A bucket is enough while you write.
Checklist
- First storm after the dry months, or every rain in the wet season.
- Edge of the room, middle of the ceiling, stair, or soffit under a deck.
- Gutter and outlet: clear, packed, or invisible behind a parapet.
- District: Gwarinpa, Maitama, Asokoro, Wuse, Garki, Jabi, Kubwa, Lugbe, Lokogoma, or another FCT place you name.
- Whether anyone can authorise work if the roof is shared.
| When it leaks | Where it shows | Start the description here |
|---|---|---|
| Only the first heavy rain | Along a wall or under the eaves | Outlet and gutter |
| Every rain | A track or a drip away from the wall | Lap, fastener, ridge, or pipe |
| During rain, and the roof looks flat from the street | Top of the wall or under a terrace | Parapet, deck, or concealed channel |
The district pages are the local building, not a second copy of this table. Gwarinpa is repeated estate types with their own falls. Maitama and Asokoro are larger roofs, valleys, and gates. Wuse and Garki mix houses with small commercial roofs. Jabi is the joint between deck and sheet. Kubwa and Lugbe add the haul and the gate. Lokogoma is the ponding deck.
What the quote will not pretend
It will not name an hour. Emergency on the form means water is entering or the roof is unsafe. It is still read by a person. It will not quote a naira price on this page. It will not send you to a different company in your district. Micheletti Construction follows up by the phone, email, or WhatsApp detail you provide.
If the ceiling is only stained and the rains have paused, you can mark “the next few weeks” and ask for an inspection rather than an emergency repair. The pause is not proof the path has closed. Abuja’s wet season returns until it ends; it does not offer Lagos’s long August break as a second season.
