Kubwa is far enough from the centre that the roof quote is partly a delivery quote. Estate metal roofs — long-span or a tile-like profile on bungalows and duplexes — still fail for the usual Abuja reasons: dust in the gutter, a first storm, a fastener line. They also fail to get repaired when the sheets, the scaffold, and the crew cannot reach the gate in a sensible way. Name the estate and the constraint. Do not assume a Gwarinpa plot with a different label.

Logistics before the lap
Sheet length matters more when the road in is narrow and the compound gate is tighter than the sheet. A slope that could be covered in one length from a wide yard may need joints if the only access is a bent street and a small gate. Those joints are future leaks if they are added only because the truck could not turn. Tell us about the gate, the power lines, and whether materials can stay inside overnight. That is the job. It is not a naira figure, and this page will not invent one.
Estates in Kubwa are many, not one master plan. House types repeat inside an estate and then change at the next gate. A fixing habit in one estate is not evidence about the next. Say which gate you use. “Kubwa” plus silence is how the wrong span gets assumed.
The same dry season, a different yard
Harmattan fines still pack gutters. The first rains of Abuja’s single wet season still find closed outlets. The Abuja hub is the climate note. Kubwa adds yards that may be unfinished: bare ground that splashes the lower sheet, blockwork stored against the eaves, a soakaway too close to a downpipe. A stain on the bottom course can be splash, not a ridge failure. Say whether the compound floor is bare and whether water stands in the yard after rain. A roof quote is not a road contract. It does need to know if the eaves are being wetted from below.
Checklist
- Estate or gate name, so the house type is not guessed from “Kubwa” alone.
- Can a long sheet enter, or will the gate force a joint?
- Bungalow or duplex, and whether a wing was added later.
- First-storm overflow, or a leak through the wet months.
- Bare yard, standing water, or a downpipe that discharges against the wall.

A duplex and a bungalow on the same estate still should not share a scope. The bungalow’s eaves are a short ladder if the yard is firm. The duplex needs a place to stand off a wall that may belong to the next plot. Write the storeys. Write if a tenant is upstairs and cannot move furniture. Those facts are why two Kubwa quotes on the same street are not one price, and why this page refuses to print one.
What a useful Kubwa photo shows
The gate width, the eaves from the yard, and the ceiling stain. Three frames. Do not walk a rusty or steep sheet to improve them.
