Waterproofing is the work you do when the roof is a surface that water can sit on, not a slope of sheets that is meant to throw water off. Concrete decks, balconies, box gutters, and the strip where a parapet meets a roof are the usual cases. Screwing a metal sheet is a different trade. Treating a deck with a coating and calling it “the same as a new long-span” is how both jobs fail.
Quote requests for this work are reviewed by Micheletti Construction. The form is the same seven steps as a sheet repair, because the building, the city, and the timing still decide the job. The description should say deck, balcony, gutter, or parapet, so the request is not read as a missing ridge cap.
What is actually leaking
A concrete roof leaks at cracks, at construction joints, at outlets, and at the upstand. People notice it as a damp patch in the soffit of the slab, often far from the crack, because water travels in the screed. Painting the ceiling underneath seals the symptom into the concrete.
Outlets are the unglamorous half. A deck with a fall that does not reach the outlet, or an outlet that is higher than the surrounding screed, holds a pond. In sun the pond looks like a stain. In rain it is a reservoir against the parapet. The waterproofing is only as good as the fall. A coating on a back-fall is a coating under water.
Parapets fail when the waterproofing stops on the flat and the wall is left to the render. Wind pushes rain up the wall. In Lagos that wind-driven rain is not a rare event; the wet season is long. NiMet’s 2025 outlook, as carried by Punch and TheCable, put 250 to 290 rainy days on Lagos State. A parapet detail that relies on “it does not rain sideways” is a Lagos leak.
Balconies leak into the room below at the door threshold and at the edge beam. Tiles are not waterproofing. They are a finish on top of whatever was, or was not, done underneath. If the tiles are already down and the room below is damp, say so. Lifting tiles is a different quote from coating a bare screed.
Abuja decks, Lagos edges, Ibadan extensions
Abuja has a stock of newer houses and small commercial buildings with concrete roofs and wide parapets, especially where a “modern” flat roof was preferred to a slope. The central climate is a single wet season, described in the World Bank Nigeria profile as roughly April to September, then a dry season from December to March under Harmattan influence. A deck can look perfect through the dusty months and then pond in the first May storm because the outlet was never tested with a bucket of water. Dust and fine sand from that dry season also pack the outlet. Waterproofing that ignores the outlet is a decoration.
Lagos adds height of rain and, in low-lying neighbourhoods, the chance that the compound itself floods. The 2021 Lagos climate risk assessment described significant areas of the state as low-lying, some below sea level, and recorded severe flood exposure in places such as Isheri and Agiliti in Kosofe, parts of Ikorodu, and the ocean edge at Eti-Osa including Alfa Beach. A balcony waterproofing job does not stop a flooded street. It does stop rain that should have left the balcony through a spout and instead entered the bedroom. Say which of those you are seeing. Photographs of the street and of the soffit help.
Ibadan’s concrete problem is often an extension. A later slab was cast against an older wall, the joint was finished with cement slurry, and the second rainfall peak of the year finds the joint. The city’s climatology, as described in a Nigerian Meteorological Society paper on Ibadan rainfall, is a double maximum with a lighter August spell, and a mean annual total around 1,500 millimetres in that study’s account. A joint that “only leaks in October” is still a joint. It is using the second peak.
In Abuja, a house that looks flat from the street may be a hidden roof: a low metal slope and a channel behind a parapet. A newer house in Lokogoma may instead be a real concrete deck that ponds. Say which surface you can see. The two jobs are not interchangeable.
What the quote needs, and what it will not pretend
Say the area of the deck if you know it, the number of outlets, whether water stands after rain, and whether the room below is occupied. Say if a water tank, a generator plinth, or a solar frame is bolted through the slab. Every bolt is a hole in the waterproofing unless it was detailed.
Coatings, membranes, and cementitious systems are categories, not brands this page will rank. Some are wrong on a deck that is still moving or still damp. The follow-up is where a system is named for the slab you have. This page will not quote a price per square metre, and it will not promise a guarantee period that a manufacturer’s brochure invented.
If the building has both a concrete deck and a sheeted slope, describe both. The leak may be at the point they meet. A waterproofing quote that ignores the sheet, or a sheet quote that ignores the deck, fixes the half that was easier to see.
Micheletti Construction follows up by phone, email, or WhatsApp using the details you give. Micheletti Construction’s WhatsApp is +234 803 667 9688. There is no claim that a coating can be applied in the middle of a storm. Timing on the form matters: a deck that can wait until a dry week is a better job than a deck coated between showers.
