Lagos roofs live in humid air for a long wet season, on ground that is often low, beside a lagoon and an ocean that the rest of the country does not have at the door. A quote that could have been written for Abuja, with the name swapped, will miss the actual failures: fasteners that never quite dry, gutters that work for nine months, and ground-floor “roof leaks” that are sometimes flood splash. This page is the Lagos version of the request. Micheletti Construction reviews it. The company is not a referral desk for other Lagos roofers.
The season the sheet has to survive
The Lagos State Ministry of the Environment and Water Resources, briefing NiMet’s 2024 seasonal outlook, said the state was expected to receive 1,936.2 millimetres that year, against a long-term average of 1,721.48 millimetres. Onset was put in the first week of April and cessation in the first week of December. The same briefing gave divisional predictions, including about 1,900 millimetres at Ikeja, 1,936 millimetres on Lagos Island, 1,903 millimetres at Ikorodu, 1,978 millimetres at Badagry, and 1,952 millimetres at Epe. Those are forecast amounts for that year, not a promise for every future year, and they are not a price.
NiMet’s 2025 outlook, reported by Punch and TheCable, put the length of the rainy season in Lagos, with a handful of other coastal states, at 250 to 290 days, and described Lagos as one of the places likely to see an extended season and above-normal rainfall totals. Onset over the southern states, including Lagos, was discussed as March to April, with the end of the season for Lagos falling in the late-November to mid-December window. Science Nigeria’s account of the same 2025 discussion said the little dry season would start in late July and would be severe in Lagos, on the order of 27 to 40 days. People who patch a roof in that August lull and call the job finished are betting that the second half of the season, which the 2024 briefing expected to be the wetter half, will be kind.
Humidity is the other half of the climate, and it does not stop when the rain does. The World Bank’s Nigeria climate profile, citing the country’s Third National Communication, gives an annual mean relative humidity around Lagos of about 88 percent. That is the air a washer, a cut edge, and a ceiling void sit in.
Salt, rust, and the sheets people actually have
A 2025 life-cycle comparison of galvanized steel and aluminium roofing sheets treated both as popular Lagos materials and found aluminium the more durable of the two in that study, with a heavier production footprint. Galvanized sheet fails by losing its coating. This site will not quote a Lagos corrosion rate in millimetres per year, because the exposure experiments that measured galvanized roofing sheet in detail were done in the humid coastal Niger Delta, not on a Lekki or Ikeja roof. Those papers did show rain, humidity, and airborne material working together. Lagos is humid and coastal. The fair conclusion is that a tired galvanized sheet here is not waiting for a dry climate to recover, and that aluminium’s advantage is about rust, not about careless fixing. A long-span aluminium roof with split washers still leaks. NIS 488:2010, the profile-sheet specification used in a 2025 north-central factory study, is a reminder to ask what was actually supplied. That study’s failures were not measured in Lagos yards. They are a reason to read the invoice.
Stone-coated steel shows up on newer houses, especially where the elevation was meant to look tiled. It is not “the Lagos roof.” It is one system among others, heavier than thin aluminium, and dependent on its edges.
Low ground, named places, and leaks that are not always the ridge
The 2021 Lagos State climate risk assessment built a terrain model and reported that significant parts of the state lie low, some below sea level, with much of the ground flat enough that storm water lingers. It mapped severe flood exposure in Kosofe — including Isheri, Maidan, Agiliti, Owode Elede, Owode Onirin, and Ajegunle along the Lagos–Ikorodu road — and also in Eti-Osa, Ikorodu, Amuwo-Odofin, Ojo, and Alimosho. At the ocean edge, Alfa Beach in Eti-Osa was described as land lost to surge. A roofing quote is not a flood-defence quote. It does need to know when the water in a ground-floor room arrived from the street or from under the eaves, because a new ridge cap will not answer that.
Neighbourhoods people actually name on a form are not interchangeable:
- Lekki, Victoria Island, Ikoyi, and the Eti-Osa edge take wind off open water and a long wet season on relatively new houses, often long-span or stone-coated, with parapets and short side setbacks that make scaffolding the real constraint.
- Ikeja, Magodo, and Maryland are a mix of older civil-service houses and later estate duplexes. The failure is often fasteners and valleys on a second storey, not a missing village sheet.
- Surulere, Yaba, and parts of the mainland have older bungalows and storey houses under corrugated or early long-span, patched more than once, with cables and tanks cut through the slope.
- Festac’s planned houses are a generation old now. The original sheets and the additions over boys’ quarters are different roofs on one compound.
- Ajah and Ikorodu stretch the map. Ikorodu’s flood exposure in the state assessment matters for low walls and compounds. Ajah’s newer estates repeat the Lekki pattern on plots that were sand-filled, with gutters that silt.
- A warehouse or a church in Ilupeju or an industrial part of Ikeja is a commercial roof: longer, gutter-led, and usually occupied while you work. Use the commercial page for that shape of job.
None of those lines is a claim that Micheletti Construction has a photographed project in each ward. They are what the climate and the building stock make worth writing down before a quote is guessed.
How to ask for a Lagos quote
Name the neighbourhood, the storeys, and whether water is in a room or only in the gutter. If you are in a flood-mapped area, say whether the compound itself holds water. Add photos from the ground. Choose emergency only if the ceiling is active or unsafe. The August break is a programming fact, not a promise that a crew is free, and this page will not give you a week number.
Alberto Micheletti, managing director of Micheletti Construction, was a project manager in Lagos from 2003 to 2009, before later work in Ibadan and Abuja. That is why Lagos is one of the three cities on this site. The page is not a street address, and it does not describe every roof in the state.
Work is fulfilled by Micheletti Construction. The follow-up uses the method you select. There is no Lagos hotline printed on this site, and there is no naira rate for “a standard duplex.”
