A lot of newer Abuja houses look flat from the street. The wall you see is a parapet. Behind it, the roof is often a low-slope metal sheet, sometimes long-span, falling toward a channel you cannot see from the road. The leak is rarely “the sheet in the middle.” It is the channel, the outlet, and the flashing where the sheet turns up against that wall.
Micheletti Construction reviews these quotes. No elevation on this page is a house we have built, and no brand of sheet is endorsed.
What “hidden” means
From the pavement the silhouette is a box. Rain should pass over the parapet only as a last resort. In normal rain it should run down the low slope, into a gutter or a box channel at the back of the parapet, and leave through an outlet or a spout. If the slope is too lazy, water sits on the laps. If the channel is flat, water sits against the upstand. If the outlet is no lower than the channel, water sits until it finds the ceiling.
That is drainage and flashing. It is not solved by painting the street face of the parapet. It is also not the same job as a concrete deck that truly has no sheet. Lokogoma describes ponding decks on newer houses. This page is the concealed metal slope: you still have sheets, laps, and fasteners, plus a gutter you have to know exists.
Maitama and Asokoro use this arrangement on larger plots. Maitama tends to combine it with valleys between wings. Asokoro tends to combine it with a compound you cannot read from the gate. A small duplex in another district can hide a roof the same way. Name the district. The typology is what this page is for.
Dust, then a channel that cannot be seen
Abuja’s dry season fills open gutters with Harmattan fines. A concealed channel fills too, and nobody walking the street will notice. The first storms of the single wet season — the pattern on the Abuja hub — are when that channel proves it has a fall or proves it does not. A stain at the top of an internal wall after that first rain is a classic concealed-gutter storey. A stain in every later rain means the fall or the flashing is wrong, not merely dirty.
Box gutters are shallower than people expect and harder to clean once the ceiling is closed. Say if there is a hatch, or if the only view is from a ladder inside the parapet. Do not climb a wet parapet to find out. A photograph from an upper room, looking into the channel, is more useful than a heroic one.
What the quote has to decide
Whether the sheet can stay. A sound low slope with a dead channel needs the channel and the upstand, not a new roof. A slope with enlarged fastener holes, or laps that sit in ponded water every rain, may need to be re-laid at a fall that can actually leave. This page does not state a gauge, a thickness, or a naira rate. Those numbers are not established here. Metal roofing compares sheet types without a price. Waterproofing covers the upstand and the deck-like surfaces beside the sheet. Use both ideas in the description if your house has both.
Checklist
- From the street, is the roof invisible behind a parapet?
- Behind the parapet, is there metal sheet, a concrete deck, or both?
- Can you see a channel, an outlet, or a spout at all?
- Does the stain sit at the wall head rather than under the centre of a room?
- First storm only, or every rain once the season is underway?
| Hidden metal roof | Flat concrete deck |
|---|---|
| Laps and fasteners still matter | There is no lap; the screed and the outlet matter |
| Water should run to a channel at the parapet | Water should run across the slab to an outlet |
| A blocked channel wets the upstand | A back-fall wets the middle of the soffit |
| Cleaning the channel is possible maintenance | Tiles on top do not create a fall |
How to ask
Choose Abuja, name the district, and describe the parapet in the notes. If water is entering, use the timing step honestly and read Abuja roof leak repair. If you are building and the drawing shows a parapet with a low slope, read new-build roofing for overhangs and gutters, and say the gutter is concealed so it is not priced as an open eave.
