Lugbe grew by compounds filling in, not as one estate with one roof detail. Metal roofs on bungalows and duplexes sit along roads that carry a lot of dust. Gutters pack with fines. Materials have to arrive from elsewhere in the FCT, through gates that were not designed for a long sheet. The quote starts with those two facts: dirt in the outlet, and how the work gets to the plot.
Micheletti Construction reviews Lugbe requests. No compound is presented here as a job we have finished.
Dust first, then the sheet
Abuja’s dry season is the Harmattan: a dusty gap, then one wet season. On the Abuja hub that is the city’s calendar. In Lugbe the dust is also traffic and bare verges. A gutter that was cleared in January can be full again before the rains if the road is grading or the compound is still open soil. The first storm then overflows an outlet you cleaned once and forgot. If that single overflow is the whole storey, say so. If every rain in the wet months enters the same room, the sheet, the ridge, or a pipe through the slope is the storey. Cleaning is not a substitute for a hole.
Estate metal here is whatever the builder repeated on that street: often long-span, sometimes a tile-like profile, sometimes a mix where a wing was added in a different product. This site has no count of which is more common, and it will not invent one. You name what you see from the yard.
Access without pretending the airport is the roof
Lugbe’s place on the map means a drive, not a special corrosion rate. Do not expect this page to claim salt, aviation fuel, or a measured dust-day total. Expect it to ask whether a vehicle can enter, where sheets can be stacked, and whether overhead lines cross the gate. Those are ordinary logistics. They decide if a slope is one length or several laps. Laps added only for transport become leaks if they are short and flat.
Compare that with Kubwa, which is also “further out” but is a set of estates with their own gates, and with Gwarinpa, which is one large planned area closer in. Lugbe’s pattern is infill: a house, then a boys’ quarters, then a shop at the front, each with a roof that meets the last one badly.
Checklist
- Main house, boys’ quarters, and any front shop: which roof leaks?
- Long-span, tile-like, or a mix. Say if you are unsure.
- When the gutter was last cleared, and whether the verge outside is bare soil.
- Can a long sheet come through the gate under the wires?
- First storm only, or every rain in the wet season.
| If this is true | Tell the quote |
|---|---|
| The boys’ quarters roof meets the main slope | The valley or flashing at that meeting |
| The gutter fills even in the dry months | Dust and an outlet, before a new sheet |
| The gate is narrow and the span is long | How materials enter, so joints are not a surprise |
| A shop occupies the front | Hours the eaves can be worked on |
Infill also means the roof you inherited may not match the one you added. The original house might be short corrugated or an early long-span. The front shop might be a single slope falling toward the road, with no gutter at all, so rain hits the pavement and splashes the shutter. Say if that shop roof was never part of the house roof. Treating them as one surface is how a quote misses the wet shutter and resheets a dry bedroom.
