A new roof is decided while the blockwork is still easy to change, or it is regretted for the life of the house. The sheets are the visible part. The pitch, the overhang, the gutters, the way pipes will come through, and the month the covering actually goes on are the part that decides whether the first rainy season is a test you pass. This note is for people building in Lagos, Abuja, or Ibadan, including extensions that have to meet an older roof. It is not a structural design, and it is not a bill of quantities. Micheletti Construction can quote the covering once those choices are at least described.
Pitch and the rain you will actually get
A low pitch looks modern and holds water at the laps. A steep pitch sheds rain and costs more frame. The right pitch is one the sheet manufacturer will warrant for your rainfall intensity, not one copied from a photograph of a drier city. Lagos is the strictest of the three. NiMet’s 2025 outlook put 250 to 290 rainy days on the state, and the 2024 environment-ministry briefing expected well over 1,700 millimetres in a normal year, higher in that forecast year. Wind-driven rain will test side laps, not only the face of the sheet. A pitch that is “almost flat, but it is aluminium” is a pond with a metal skin.
Abuja’s single season is shorter. The 2025 figures put central totals, including parts of the FCT, between 970 and 1,500 millimetres, with onset in April or May and an end in the first three weeks of November. A lazy pitch still ponds. It also collects Harmattan dust that becomes a mud line in the first storm. Flat concrete over part of an Abuja house is a waterproofing design — falls and outlets — and should not be drawn as a sheet roof that someone forgot to slope.
Ibadan’s double peak means the roof is tested, eased, and tested again. End laps on short corrugated sheets, still the common older material in the city’s 2012 household survey, are a choice you can refuse on a new build. If you are framing from scratch, a longer sheet removes joints you would otherwise maintain twice a year. If you are matching an existing iron roof on a wing, you may be stuck with the module. Say which of those you are doing.
Overhangs, gutters, and where the water is allowed to land
Water that leaves the sheet has to land somewhere that is not the face of the block, the head of the window, or a neighbour’s plot. An overhang without a gutter is a waterfall. In a low-lying Lagos compound — the state climate risk assessment found significant areas at or below sea level and mapped flood exposure in places such as Kosofe and Ikorodu — that waterfall joins a compound that may already have nowhere to drain. The roof is not the municipal drain. It also should not make the foundation’s problem worse. Describe the ground. If the street holds water, say so, so the downpipes are not aimed at a pond.
Gutters are sized for the slope they serve. A single downpipe at the end of a long commercial eave will overflow in a Lagos storm and may be adequate on a short Abuja bungalow. Ask for the gutter to be in the quote, not “added if we have money.” Houses that omit it to save the first invoice pay at the windows.
Parapets, if you want a hidden gutter for the look of the elevation, are a waterproofing detail. The lining, the overflow, and the outlet are the roof. A parapet with no overflow becomes a tank when the outlet blocks with dust in Abuja or with leaves in Ibadan. Specify the overflow while the drawing is still a drawing.
Penetrations, tanks, and the things people bolt on later
Soil pipes, kitchen ducts, and split-unit pipes should be collected and flashed while the sheet is going on. A tank on the roof needs a structure that was designed to hold a tank, not a sheet that happens to be in the sun. Solar frames and satellite mounts are holes. If you know they are coming, put them in the first quote. Cutting a perfect new roof next year for a mount is how year-two leaks start, usually with cement around the bracket.
Fascia and soffit are part of the edge, not a decoration the painter will invent. They close the eaves against wind-driven rain and against birds. On a new house they are easier before the scaffold leaves.
Programming against three different seasons
If the shell can be roofed before onset, the rest of the trades work dry. In Lagos that means treating the first week of April, in the 2024 briefing, as a deadline rather than a suggestion, and treating the August lull as a second chance that still faces a wet second half. Temporary tarpaulins are part of the plan if the sheets slip. A political banner tied with rope is not a tarpaulin.
In Abuja the prize is to be closed before the April–May onset, and the dry season after late November is a long, dusty time in which an open shell fills with fines. Dust in an unfinished bedroom is a different damage from rain. Cover stacks and openings anyway. Harmattan, described by NiMet as the dry dusty trade wind, will find an open ridge.
In Ibadan, do not copy either calendar blindly. The climatological double peak and a 2025 forecast of a milder August break than Lagos mean a “we will roof it in August” plan needs a cover for the second peak. Extensions occupied underneath — a family living on the ground floor while the first floor is roofed — need that cover specified, because the temporary works are the difference between a building site and a ruined ceiling.
What to send with a new-build quote
The stage of the blockwork, the pitch if it has been decided, the city and neighbourhood, whether it is a full roof or a wing against an old one, and the month you hope to close. Photos of the shell are more useful than a rendering. If a structural drawing exists, say so in the notes. This page will not certify the frame. It will insist the roof quote names the sheet, the fasteners, the gutters, and what happens if the rain arrives early.
Material choice is the companion guide on long-span, stone-coated, and corrugated sheet. Read it before you buy a bundle because the colour matched a gate. Thickness and compatibility with the frame are the purchase. The colour is the last line.
Micheletti Construction replies by the method you choose. A new roof does not come with a published price per square metre on this website, for the reasons in the cost-driver note: access, gutters, timing, and what the walls are ready to receive all move the work.
